Appraisers

Most of the subject properties you appraise (85%) will have public records of environmental contamination within 1/2 mile.

No / N/A / Unk. / None

These URAR responses do not protect you from liability; in fact, they may leave you legally exposed. For less than $2 per appraisal, you can perform your due diligence accurately and reduce your liability.

Easy. Inexpensive. Accurate.

What is the value?

  • Comply with USPAP
  • Reduce your liability
  • Acquire critical knowledge (e.g., can a property’s value be affected by environmental contamination?)

Properties proximate to known contamination may not have values that are affected, in which case USPAP requires a statement like the following:

“There is (not) sufficient data in the marketplace to indicate reduction or diminution in value, unless otherwise stated herein. The appraiser is not an environmental expert, but has relied on information in the Environmental Issues Report (produced by Environmental Data Resources), attached and included by reference. This appraiser makes extraordinary assumptions within this report that the EIR’s report information is accurate and therefore deemed to be reliable."
